October 2026 BTO Launch Preview: New Flats in Bedok, Geylang, Sembawang, Tengah, Toa Payoh and Yishun for Final Exercise of the Year!

With February and June 2026’s Build-to-Order (BTO) exercises firmly in the rear-view mirror, this leaves us with just one last BTO launch for the rest of the year. Slated for October, this final launch will offer about 7,970 flats across six towns: Bedok, Geylang, Sembawang, Tengah, Toa Payoh, and Yishun. 

So, which of these towns or projects should you set your sights on? We took a closer look at the lineup to see which ones are the standouts of this launch, and why they are worth your application.

What’s coming our way in October 2026’s BTO exercise?

Overall, October 2026’s BTO exercise will include seven new projects across six HDB towns. These projects also outline a new pipeline of 7,970 homes, consisting of various flat types from 2-room Flexi to 3-Gen units.

Bedok #1  (860 units)

Location attributes:

  • Bayshore MRT station (1 min walk)
  • Temasek Primary School (within 1km)
  • Temasek Secondary School (within 1km) 
  • Temasek Junior College (under construction, within 2km)
  • Changi Business Park (30 min bus ride)
  • Tampines Regional Centre (30 min bus ride)
  • East Coast Park (10 min walk)

Both Bedok projects fall within up-and-coming Bayshore precinct, which is slated to be a waterfront urban ‘village’ with some 12,500 private and public homes once completed. Additionally, the precinct will be anchored by a 1km-long main street, where retail shops, eateries and other family-friendly amenities will be available.

The family-centric appeal of these Bedok projects also lies in their proximity to various educational institutions, including Temasek Primary School, which falls within a 1-km radius for priority admission. 

Singles may also be drawn to these projects, due to the significant number of 2-room Flexi flats available. Nearly half (49.6%) of the total supply of 2,500 flats on offer will be 2-room Flexi units, giving singles ample opportunity to secure a dream home. 

The location of both projects also supports a “live-work-play” lifestyle. Situated next to Bayshore MRT station, they place residents within convenient reach of the Central Business District and Orchard Road. At the same time, residents can easily reach East Coast Park, with its cycling paths and outdoor spaces just ten minutes away on foot. 

The two Bedok projects are expected to be launched as Prime projects due to their location with the new Bayshore precinct, as well as their close proximity to Bayshore MRT station. Based on the application rates for well-located Prime projects in the June 2026 BTO exercise, the tighter restrictions is unlikely to dampen demand.

Geylang (440 units)

The Geylang area has not seen a fresh injection of HDB flat supply for some time. The last BTO launch, Merpati Alcove, made its debut in October 2024, with 443 units. This was preceded by Dakota Crest (also 443 units) in February 2022, and MacPherson Weave (1,382 units) in May 202. 

Therefore, this project may benefit from the pent-up demand, especially for young couples and families who prefer mature estates with established amenities. These include dining options such as Circuit Road Hawker Centre and MacPherson Market & Food Centre, both within a 10-minute walk. The project is also close to MacPherson Community Club and Canossa Catholic Primary School, which is within 1km. 

With Mattar MRT station nearby, future residents will have convenient access to public transport and smoother daily commutes. This site advantage, along with the project’s central location, could support its classification as a Plus project.

Sembawang (1,310 units)

With 3,950 flats launched in Sembawang during February and June BTO exercises, there will be a sizeable supply of flats in the town. Therefore, applicants’ demand for these flats may be more measured. 

This site is located some distance from the nearest MRT station, with Sembawang MRT station being a 15-minute bus ride away. However, the project’s close proximity to Canberra Primary School, Northoaks Primary School and Endeavour Primary School could appeal to families especially those looking for more affordable housing options. 

Beyond its access to schools, the project is close to parks and Sembawang Park Connector, giving residents easy access to greenery and outdoor spaces. This could be attractive to buyers who value more tranquil living environment that is close to nature.

Tengah (710 units)

This project boasts a convenient location within Tengah, being just a few minutes’ walk to the upcoming Tengah Plantation MRT station, which is expected to be completed in mid-2028. There are also several primary schools nearby, including Pioneer Primary School, Jurong Primary School, Princess Elizabeth Primary[EC1]  School. 

Future residents will also have doorstep access to an eating house, minimart, and other retails shops located downstairs. Alternatively, they can head on down to Plantation Plaza, which is a short walk away. 

The Jurong Region Line is expected to be fully completed by 2029. Once operational, the residents will benefit from improved connectivity to nearby areas such as Jurong East, Choa Chu Kang, and the wider Jurong Lake District, which is expected to grow as a major commercial and employment hub.

Toa Payoh (1,430 units)

  • MacRitchie Reservoir Park (15 min walk)

Toa Payoh is widely regarded as a convenient town situated on the fringe of the central region. For this upcoming BTO project, its location next to Caldecott MRT station is likely to be one of the main draws for buyers, offering excellent connectivity via the Circle line and Thomson East Coast Line.

This project will comprise 1,430 units, including Community Care Apartment (260 units), 2-room flexi (590 units) and 4-room (580 units) flats. 

The inclusion of Community Care Apartments and senior-friendly amenities broadens the project’s appeal to older residents. 

For families with younger children, CHIJ Primary School and Marymount Convent School is located within 1km of the project. Other notable schools nearby include Raffles Girls’ School (Secondary) and CHIJ Secondary School. 

Future residents are a short walk from Toa Payoh West Market and Food Centre, allowing them to meet their daily needs easily. Additionally, the project’s close proximity to MacRitchie Reservoir provides future residents easy access to greenery and recreational space. 

This project is likely to be launched under the Prime category because of its location within an established housing estate, as well as its close proximity to an MRT station and reputable schools. 

Yishun (1,580 units)

This upcoming Yishun launch will be the fifth BTO project to be launched in Chencharu, following Chencharu Hills, Chencharu Green, Chencharu Vines and Chencharu Grove. Its launch will further the area’s transformation into Yishun’s newest housing precinct.

This project will consist of 1,580 units, including 2-room flexi (390 units), 3-room (80 units), 4-room (460 units) and 5-room (650 units) flats. Two new preschools will be included in the development.

Although Chencharu is a new housing precinct, it benefits from being located within the mature Yishun estate. 

As such, future residents will be close to existing amenities such as Khatib MRT station, HomeTeamNS Khatib and Yishun Stadium, while also having access to nearby primary schools including Peiying Primary School and Naval Base Primary School. Other notable schools in the area include Chung Cheng High School (Yishun) and Orchid Park Secondary School.

In 2024, a Master Plan for Chencharu was announced, with amenities such as a hawker centre, retail shops and an integrated bus interchange planned. Once completed, these additions will enhance the appeal of the BTO project, particularly among homebuyers seeking convenience and connectivity.
