Commentary on Berlayar Drive GLS opening

SINGAPORE, 15 May 2026 - The tender for the Government Land Sale (GLS) site at Berlayar Drive was launched on 15 May 2026. The site covers an estimated 25,263 sqm and has a potential yield of 415 private residential units. The tender will close at 12 noon on 4 August 2026. 

“The launch of the Berlayar Drive GLS site reinforces growing confidence in the Greater Southern Waterfront transformation story. Sites in this location are extremely rare, and developers are likely to view this as an opportunity to secure an early foothold in what could become one of Singapore’s most significant waterfront precincts over the next decade. The 1,000-hectare precinct, spanning about 30 kilometres from Pasir Panjang to Marina East, is expected to reshape Singapore’s southern coastline into a vibrant mixed-use district featuring new residential neighbourhoods, commercial spaces and recreational amenities,” said Marcus Chu, Chief Executive Officer, ERA Singapore. 

“The Berlayar estate is expected to deliver around 10,000 homes, including 3,000 private residential units. With around 7,000 future Prime and Plus flats planned in the wider Berlayar estate, the area could eventually form a substantial pool of future HDB upgraders. This creates a potentially strong long-term demand base for private housing within the precinct.”

“The 2Q estate has been earmarked for residential use under URA’s Master Plan. It is planned as an extension of the popular Bukit Merah estate and would offer more options for those who wish to live in a central location with numerous amenities while remaining close to nature.”

“The nearby Telok Blangah Road GLS site attracted three bids when it closed in November 2025. It was awarded the same month to Kingsford Group for $918.3 million ($1,326 psf ppr). The strong showing at the nearby Telok Blangah Road GLS tender suggests developers remain selective, but confident, about well-located sites within the Greater Southern Waterfront corridor.”

“The Berlayar Drive GLS site is expected to attract a similar level of interest from developers, supported by demand from homebuyers. The units in the future condominium to be built on the Berlayar Drive GLS site are likely to draw interest from HDB upgraders living in nearby mature estates such as Bukit Merah and Queenstown.”

“The future project is also likely to appeal to buyers seeking a rare combination of waterfront living, nature access and city-fringe connectivity. It is expected to appeal to nature lovers because the GLS site is near several established green and waterfront corridors, including Labrador Nature Reserve, Berlayar Creek, and the Southern Ridges. The Berlayar Drive GLS site overlooks the sea and hence may offer many units with sea views, which could enhance its appeal to buyers seeking waterfront living in a city-fringe location.”

“The GLS site is also about a seven-minute walk from Telok Blangah MRT station (Circle Line) and just one stop from Harbourfront Interchange station (Circle Line and North-East Line) and VivoCity.  The strong connectivity to key employment and lifestyle nodes will enhance the future condominium’s appeal to both owner-occupiers and tenants.”   

“Despite increased geopolitical uncertainty and ongoing conflicts in the Middle East, developers remain confident in Singapore’s residential property market. Demand remains resilient, driven by first-time buyers seeking their own homes and HDB upgraders. Despite challenges faced by global markets, Singapore’s residential market is expected to remain largely positive in the foreseeable future, having proven to be resilient even in times of uncertainty.”
