Commentary on HDB’s Announcement on the Launch of Three BTO Projects at Lakeview and Shunfu from June 2026

SINGAPORE, 2 February 2026 – The Housing and Development Board (HDB) announced the launch of three Build-to-Order (BTO) projects at Lakeview and Shunfu from June 2026. When completed, the three projects will offer a total of 1,600 new homes to help meet strong housing demand in these neighbourhoods. 

“The announcement of new housing estates in Lakeview and Shunfu is a welcome move, and it is the next step in HDB’s ongoing push to expand housing supply across Singapore,” said Eugene Lim, Key Executive Officer, ERA Singapore. 

“This underscores HDB’s continued efforts to introduce more homes in established estates where demand has remained resilient. The projects are expected to appeal strongly to first-time buyers who are seeking to live close to mature amenities, transport nodes and even within familiar neighbourhoods,” added Lim.

“In recent years, several new housing estates have been introduced across the island, from Berlayar at the Greater Southern Waterfront to Mount Pleasant in Toa Payoh. These developments underscore HDB’s strategy to expand housing supply, while creating fresh entry points into established towns,” Lim said.

“This marks the first time in around four decades that the Lakeview and Shunfu neighbourhoods will see new HDB flat options. The nearest existing flats to these future estates are located in the nearby Shunfu Gardens estate, which dates back to 1984. As such, we expect fresh supply to see strong interest, particularly among first-time buyers seeking modern homes in this established neighbourhood,” noted Lim.

“Located near Marymount MRT station on the Circle Line and the Upper Thomson corridor, the projects are well-positioned to benefit from access to the Circle Line, offering strong city connectivity and convenient interchanges to key employment and lifestyle nodes. Livability in the precinct will be further enhanced by new covered linkways connecting the Lakeview BTO project to bus stops along Upper Thomson Road, as well as by improved access to green spaces, such as MacRitchie Reservoir, via the realigned park connector.

Given these locational attributes, the Lakeview and Shunfu projects are likely to fall under the Prime category within HDB’s classification framework,” added Lim.

“As a result, prices are expected to reflect their mature and well-connected setting, and could come in a shade higher than recent Prime launches such as Toa Payoh Ascent in the July 2025 exercise. 

“At Toa Payoh Ascent, prices for 2-room Flexi flats ranged from $261,000 to $354,000, while 4-room flats were priced between $583,000 to $777,000. This is befitting of Toa Payoh’s status as a popular mature town and the Prime classification of the project.”

“With Toa Payoh Ascent Prime flats subject to an 11 per cent subsidy clawback, Lakeview and Shunfu flats could see a similar rate should they be classified as Prime units.”
