
Singapore, 8 December 2025 – The tender for the Government Land Sale (GLS) site at Kallang Avenue opened on 8 December 2025 and is scheduled to close on 7 April 2026.
The site, situated in the Kallang planning area, covers approximately 11,456.8 sqm with a potential yield of 470 private residential units.
“This Kallang Avenue site is among the most strategically located city-fringe GLS plots in recent years. With its rare mix of excellent connectivity, green fronting amenities, and close proximity to the Kallang Alive transformation, we anticipate developers will show strong interest and bid avidly for the site. Situated within a 10-minute walk to two city-fringe MRT stations (Kallang and Bendemeer), the site offers excellent connectivity to the city centre. It is also well-served by multiple bus routes, while drivers have direct access to several major expressways for seamless islandwide connectivity.
While Kallang Avenue has historically been an industrial precinct, the addition of new public and private housing will enhance the estate and is poised to transform the area into a more vibrant and liveable neighbourhood. Future amenities, which typically follow the introduction of new housing, will further boost convenience for residents, complementing existing malls such as Kallang Wave and Aperia Mall.”
“The site lies at the doorstep of the Kallang Alive Master Plan, which will raise the precinct into one of Singapore’s key hubs for sports, recreation, and future residential living. Its proximity to The Kallang (Singapore Sports Hub) offers residents direct access to premier sports facilities such as the National Stadium, Singapore Indoor Stadium, OCBC Aquatic Centre, and Water Sports Centre. “Kallang has long recorded million-dollar HDB flat transactions, supported by its prime city-fringe location and strong amenities as a mature estate. Activity has surged since Q2 2024, and Kallang/Whampoa remains one of Singapore’s top areas in terms of annual million-dollar flat transactions, with 1,330 such deals since the start of 2025.
Potential demand might also originate from younger buyers in the area who are looking to start a family while staying close to their wider family support network. Many of the residential developments nearby are at least 12 years old, indicating a possible backlog of demand from existing homeowners who may be considering a lease renewal or upgrading to a newer development in the area.
The last private residential development in the Kallang Avenue area was Kallang Riverside in 2014. With no new supply since then, there could be a substantial pent-up demand for private homes in Kallang, given the scarcity of resale options and new launches.”
“There is considerable optimism in Singapore’s residential market at present, supported by the strong sales uptake seen across the 2025 launches so far. We expect this momentum to encourage developers to replenish their land bank.
Currently, excluding ECs (7, including the three sites launched today), GLS sites are open for tender, with another seven sites on the 1H 2026 Confirmed List. While this broader supply may lessen developers’ interest, the strong locational attributes of the Kallang Avenue site are still expected to make it a popular choice among developers.
Despite its strong locational attributes, the site may face competition from the Tanjong Rhu Road GLS plot, also within the Kallang Planning Area, which closes in February 2026. This could attract a similar pool of buyers, potentially reducing developers’ interest in the site.
The Kallang Avenue site is the first GLS plot near Kallang MRT Station since 2011, emphasising the limited supply of new homes in the area. Given its prime city-fringe location and proximity to two MRT stations, developers might be more willing to pay a premium to acquire this desirable site. Consequently, land bids could rise to over $1,300 psf ppr.”
