Upcoming New Launches In 2H 2026: Over 3,000 Units From 10 Projects

2H 2026 is set to see another 9 new private home launches, adding an estimated 3,200 units to the market. In addition, one EC project is expected to launch, contributing another 420 units. Combined, 10 new launches with 3,620 units are expected to be launched in the second half of this year.
These launches will be located across the whole Singapore, catering to a diverse range of buyers.

This article serves as an overview of the launches that are expected to hit the primary market in the coming months. An overview of each project will be provided in their respective sections below.
Limited CCR Supply in Established Prime Districts
Core Central Region (CCR) supply is expected to remain limited in 2H 2026, with four new private launches adding 768 units, making up approximately 24% of the total launch pipeline for private residential property.
While the CCR pipeline remains modest in terms of unit count, these launches are located in established prime districts. They could appeal to buyers seeking centrally located homes, particularly those who value mature neighbourhoods and accessibility.

Dunearn House (380 units)
The project is located within the upcoming Bukit Timah Turf City precinct and a short walk from Sixth Avenue MRT station on the Downtown Line.
As the first private residential site to be launched in the Turf City estate, Dunearn House could appeal to buyers seeking a first-mover advantage. Early purchasers could benefit from the longer-term transformation of the precinct and enjoy the potential capital appreciation from being part of an emerging residential enclave.
The Serra Residences (133 units)
Being a freehold project in the CCR, The Serra Residences could appeal to buyers seeking a legacy asset in a mature central location. Its smaller scale also provides a more exclusive living environment, which could appeal to buyers who value their privacy.
Located near Novena MRT Station and within close proximity to Square 2, Velocity @ Novena Square and United Square, future residents will also be able to meet their daily needs at nearby eateries, supermarkets, banks, and clinics. Families with school-going children may also be drawn to its proximity to St. Joseph’s Institution Junior, Anglo-Chinese School (Junior) School, CHIJ Primary (Toa Payoh) School, and Farrer Park Primary School
Amberwood At Holland (230 units)
Amberwood At Holland is located along Holland Link, within an established residential enclave in District 10. With the limited CCR supply expected in 2H 2026, Amberwood At Holland could attract buyers seeking a centrally located home in a quieter residential setting, surrounded by landed homes and greenery.
The project is also located within a 1km radius of King Albert Park MRT Station on the Downtown Line. Additionally, the project is close to the Bukit Timah education belt, and near schools such as Henry Park Primary School, Methodist Girls’ School, Nanyang Girls’ High School, Hwa Chong Institution and National Junior College.
One Leonie Residences (25 units)
Located along Leonie Hill in District 9, One Leonie Residences is a boutique freehold development comprising 25 limited-edition units. Its freehold tenure and limited collection of homes could appeal to buyers seeking exclusivity, privacy and long-term ownership in a prime central location.
City Fringe Launches Remain a Popular Choice
The Rest of Central Region (RCR) will account for the largest share of the 2H 2026 launch pipeline, contributing 1,352 units or about 37% of total expected supply.
Living in the RCR remains a popular choice for many homebuyers. It provides the convenience of being near the city centre, while being away from the hustle-and-bustle to enjoy a quieter environment. With established amenities, transport links and lifestyle options, city fringe projects continue to offer a balance between convenience and liveability.
Thomson Reserve (1,268 units)
Thomson Reserve is expected to comprise 1,268 units, making it the largest private launch expected in 2H 2026. Being a mega-development, this project could attract buyers who prefer a wider range of unit types, layouts and facilities. Its scale could also help create a more self-contained residential environment, which may appeal to families and HDB upgraders.
Additionally, mega-developments are likely to feature more facilities which appeal to families. Another pull factor for families could be its proximity to Ai Tong School.
Future residents will also appreciate being within walking distance of Upper Thomson MRT Station, Thomson Plaza and nearby green spaces such as MacRitchie Reservoir and Windsor Nature Park.
The Island Residence (84 units)
Located on the Keppel Island, this upcoming ultra-luxury low-density waterfront development could appeal to buyers seeking a home with greater privacy and exclusivity, while remaining close to amenities such as HarbourFront MRT Station and VivoCity.
The project is also well positioned to benefit from the longer-term transformation of the Greater Southern Waterfront.
OCR Launches Continue to Support Upgrader Demand
The Outside Central Region (OCR) is expected to contribute 1,069 condominium units in 2H 2026, accounting for about a third of the total expected supply.
OCR projects continue to support demand from buyers seeking suburban homes in familiar residential estates, particularly HDB upgraders and owner-occupiers who value established amenities, and more accessible entry prices.

Lentor Gardens Residences (502 units)
Lentor has been steadily transformed from into an emerging private residential precinct, anchored by Lentor MRT Station on the Thomson-East Coast Line. The area is also planned with Hillock Park as a central green space for residents, adding to the precinct’s greenery and liveability.
The opening of Lentor Modern mall earlier this year has brought more amenities to this emerging neighbourhood. With more pedestrian links, covered walkways, retail and F&B options being opened progressively, future residents of Lentor Gardens Residences are expected to benefit from the improved convenience and connectivity.
Lucerne Grand (575 units)
Lucerne Grand could appeal to buyers looking for a home in the west, with the project located beside Lakeside MRT Station. It is also situated within the Jurong Lake District, which is planned as Singapore’s secondary CBD and a major work-live-play district near the Chinese and Japanese Garden as well as Jurong Lake.
Primary schools within a 1km radius include Boon Lay Garden Primary School, Rulang Primary School, Shuqun Primary School, and Lakeside Primary School. This concentration of nearby primary schools could increase the appeal of this upcoming condominium among parents of school-going children.
Natura Collection (Landed, 11 units)
Located at Tung Po Avenue, Natura Collection is an exclusive freehold landed development comprising 11 landed homes, including five pairs of semi-detached houses and one detached home.
Located within walking distance of Lentor MRT Station, its limited collection of homes could appeal to buyers seeking greater privacy and exclusivity, while still allowing them to benefit from Lentor’s transformation.
New EC Rules Reshaping Buyer Demand in 2H 2026
Executive Condominiums continue to appeal to HDB upgraders by offering a more affordable entry point into private housing. However, recent EC policy changes could result in more caution among buyers as they recalculate their financial obligations.
Wynwood Grand (420 units)
As the sole EC project on the list, Wynwood Grand is slated to launch by the end of the year. It is a short walk away from Woodlands South MRT station on the Thomson-East Coast Line, which provides a direct route to city centre locations including Orchard and the CBD.
At the same time, Woodlands Regional Centre is undergoing transformation into a new lifestyle and commercial hub, housing numerous office spaces, retail malls, and entertainment options. Future residents are expected to benefit from this array of amenities as the regional centre is only one MRT stop away.
Additionally, the upcoming executive condominium is likely to fall within 1km of Innova Primary School, Si Ling Primary School, Woodgrove Primary School, and Woodlands Ring Primary School. Additionally, though the Singapore Sports School also sits within this radius, it will be moving to Kallang as part of the Kallang Alive master plan.
