A Seller Guide to Auction

Are you interested in listing your property for Auction? ERA holds monthly Auction sessions with exclusive Residential (non-HDB) and Commercial & Industrial properties for sale by banks and owners.

You can appoint ERA Realty Network Pte Ltd (“ERA”) to conduct an Auction sale for your property.

To do so, provide the Auction Team with the property details such as address, land and/or floor area, tenure, maintenance charges, tenancy agreement if tenanted, and if available, valuation report, floor plan and site plan.

The Auction Team would perform a preliminary assessment and decide whether to accept the property. Not all properties are suitable for Auction.

If the property is accepted for Auction, simply sign the Auction Agreement Form with the Reserve Price and send it back to ERA together with a cheque for the Auction fees.

Upon appointment, you undertake to pay ERA the agreed commission if the property is sold by ERA either by staff/any other agent/person/vendors be it at the auction, private sale and/or even if instruction was given to withdraw the property from auction sale.

If necessary, ERA will arrange to inspect, take photographs of the property and facilitate viewings for prospective buyers. You should refer all enquiries or offers from potential purchasers/other agents to ERA.

You would also need to appoint a lawyer to prepare the Particulars and Conditions of Sale (COS) and send the engrossed copy to ERA at least 5 days before the Auction date.

Prior to the Auction, the team will review the Reserve Price with you.

If the property is sold at the auction, ERA will sign the COS on behalf of you and collect the deposit. The signed COS and deposit will be forwarded to your lawyer for completion.
