Bukit Timah first became one of Singapore’s most coveted residential districts in the 1900s, in the wake of renowned schools including the University of Singapore (later the National University of Singapore), Chinese High School, Chinese Girl’s High School and Anglo-Chinese School erecting their institutions within the vicinity. Several industrial giants – Cold Storage Dairy Farm, Ford Assembly Plant, and Eveready Batteries – also set up their plants here.1 Today, Bukit Timah is marked by prestige, as a constellation of illustrious schools and lavish homes dot the locale.

Stevens MRT station is only 600m away from the project. Once the third phase of the Thomson-East Coast Line is completed in 2021, the MRT station will become an interchange on this new MRT line, providing direct train access to Shenton Way and Gardens by the Bay.

A Golden Opportunity for Investors

Homes in Bukit Timah usually fetch a premium, owing to the myriad of amenities nearby and its proximity to the city. Fourth Avenue Residences, another project in the Bukit Timah Collection, has seen strong sales after last year’s cooling measures; almost half of its available units were sold during its launch in January this year. The average sales price of Fourth Avenue Residence edged up as the year progressed, rising from a strong position of $2,375 psf during its launch to $2,411 psf in April 2019 as a 710 sq ft unit transacted at the price of $2,552 psf.

The resilience of the properties in Bukit Timah is fortified by the rising income and affluence of Singaporeans, as well as cash-rich en bloc sellers looking for new homes or investment properties. In addition, around 30,000 HDB flat owners will meet their five-year Minimum Occupation Period each year from 2019 to 2022 – a rate three times higher than the past decade. The real estate market is set to experience sustained demand in the coming years as the population of HDB upgraders grow.

Along with steadily rising base costs of property developments, land prices have reached record highs in recent years. This will further bolster property prices in the next few years, making Juniper Hill a promising long-term investment.
