Wilshire Residences: A Savvy Investment at District 10

At 30 Farrer Road, this new freehold project boasts an enviable address – on the fringe of two luxuriant neighbourhoods, Tanglin and Bukit Timah. These areas have garnered a reputation of housing lush havens for affluent living, with luxury homes sprinkled across the district.
Its freehold credential and prestigious location, however, show only one side of the story. Read on to find out why Wilshire Residences may be your next bankable venture in the property market.

Unbeatable price for a distinguished neighbourhood

The Wilshire, the residential project before Wilshire Residences, was sold to the developers of the project, Roxy-Pacific Holdings and Tong Eng Group, [E1]at $1,536 psf ppr. The property was actually priced at the lower end of the market, since prices of surrounding en bloc sales range from $1,307 psf ppr to $1,805 psf ppr. This allowed the developers to set a reasonable price of around $2,500 psf for Wilshire Residences. Comparatively, Woodleigh Residences, a 99-year leasehold project at District 13 has crossed the $2,000 mark. Park House, a property at District 10, broke records with a collective sale price of $2,910 psf ppr, so future developments there may transact at $4,000 psf or higher.

Enveloped by amenities

The lure of its modest price is further embellished by the abundance of amenities and conveniences nearby. The top attraction nearest to Wilshire Residences – the Singapore Botanic Gardens – is a renowned UNESCO World Heritage Site. With a five-minute drive, you could be picnicking among the verdant flora there.

Some of Singapore’s most venerable schools are nearby too. Nanyang Primary School is less than 1km away from this project. In a ten-minute drive, you can get to Anglo-Chinese School (Independent), St. Joseph’s Institution, Anglo-Chinese Junior College, Hwa Chong Institution and National Junior College.

Farrer Road MRT station, only a nine-minute walk away, lends accessibility to Wilshire Residences as well. As such, the project may fetch loftier valuations since commuting to the rest of the island is a breeze.

To boot, Singapore’s most popular dining enclaves are near the project. Holland Village and Dempsey Hill take less than ten minutes to drive to, so you can easily have your pick of cafés to unwind over delicious brunch during the weekends.

Hitting the sweet spot

The time is ripe to consider Wilshire Residences, even with the latest cooling measures in mind. Property prices have yet to reach their peak, making this project an attractive proposition for a long-term investment.
